A valuation report involves an inspection of the property concerned taking note of its size, location, construction and standard of presentation. It is not a survey or report on condition and the valuation is made on the assumption that the property is free from any significant defects.
For most purposes the valuation will be undertaken in accordance with the RICS Definition of Market Value which is:-
“The estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s length transaction after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion”.

RICS Survey Reports
Buying a house is a major capital investment, so you want to be sure the property is sound and worth the sum you are offering. An RICS Homebuyer Report prepared by John R. Hornsby, Chartered Surveyors will provide you with the information you need to make an informed decision. The RICS Homebuyer Report is suitable for most traditionally built residential properties and is by far the most popular type of survey that we undertake. As well as providing a report on the condition of the property it includes a valuation and a reinstatement cost which can be used for insurance purposes. A similar report is also available which excludes the valuation and insurance figure.
